Things you Should Know

Useful information for all residents

Please note that the information below is a quick ecyeference only. You should not rely on any of the this information in any correspondence or discussion  with the Building Manager  or the body corporate.

 

  • Air Conditioning

    The Body Corporate is responsible for and maintains the health of the cooling tower and infrastructure, delivering the service to all apartments.

    However, the air conditioning unit in each apartment is the owner’s responsibility to maintain. To maximise the efficiency of the unit it is recommended they be serviced twice annually. Technicians provide this service at a discounted rate. If you wish to participate contact the Building Manager.

  • Balconies

    There are regular wash down days, when you are able to wash your balconies.  See the notice in the lift, or on this website. When you are cleaning your balconies outside these times, please be careful not to let water drip onto the  balconies below, possibly wetting furniture or staining the glass. We recommend that you use a bucket and damp mop.
  • Bicycles

    Bicycles must be stored either in your car space or in the cage provided (see the Building Manager for registration and access key).  Permission must be obtained from the Body Corporate to install bicycle racks in your car space,  to ensure the planned installation does not obstruct existing infrastructure.

    Bicycles are permitted in lifts but must enter from the basement level.  Bicycles are not permitted in the foyer.

  • Electricity/Your circuit board

    The electricity supply is managed by EBCM –  see the Building Manager for details.

    If you lose power, check the circuit board. The most common cause of power failure is a faulty appliance. The best way to check this, is to turn off all appliances before you switch the power back on again. Then  switch the appliances on again, one by one. If the fault happens again, you will know where the problem is.

  • Fire Alarms – accidental

    All apartments and villas have smoke detectors which are connected directly to the building fire alarm. If a fire alarm is triggered, the siren will sound and the fire brigade must attend. This is law. If you cause the alarm through carelessness, such as cooking smoke, you will  attract a fee in excess of $1000. This is not a Macleay charge –  it is direct from the fire service to you.  So please be diligent and in particular ensure sliding doors to patios remain closed while your BBQ is in use.

  • Fire – the big serious ones

    For detailed information, click on the following link:– Emergency Evacuation Plan .  However, essential information in the case of serious fire is repeated below:

    When you hear an alarm, pay attention. If the tone changes to a “woop, woop, woop” noise, it’s time to leave.
    Ladies: do not wear high heels.
    All:
    Do not take anything with you. A man recently in a Brisbane evacuation carried a litre soft drink bottle. He  accidentally dropped it down the lift well, it hit a man on the head several floors down and  caused a bad head injury.
    Additionally, you may need both hands free for your own security or to help others.

    Once you are in the fire escape, the door will close behind you and cannot be opened.
    You are protected from the fire and you have good quality air  for about an hour and a half, so there is no rush. Proceed to the ground floor and outside.

    What about someone in a wheelchair? This is what you should do:
    There is plenty of room so take the person into the fire well. Tell him or her that you will go down to the ground floor and advise the Fire Brigade. The Fire Brigade is trained in these things and they will bring the person to the ground floor safely and quickly.
    Do not attempt to take the person to the ground floor yourself.

  • Insurance

  • Intercom System – How it works

    Guests or tradesmen should input your apartment number + BELL  button. When you hear the sound, press the KEY  button on your control.  YOU MUST TELL THE VISITOR WHICH FLOOR BUTTON TO PRESS ONCE HE OR SHE IS IN THE FOYER.  This must happen within 90 seconds or the lift will “timeout” and the visitor will have to exit the building and start again.
  • Lifts park themselves

    If you enter a lift and it starts to move, don’t be alarmed. For quick service, the lifts park themselves at various heights when they’re not being used. Just wait until it reaches the “park” floor, press your button and away you go.
  • Locked yourself out?

    Outside office hours, you will need our locksmith to gain entry.

  • Macleay Tower and Villas Security

    •  do not allow people through the foyer or garage doors unless you are satisfied they are entering lawfully
    • stop for a moment after you have entered the basement garage to make sure that no one is running in behind you on foot. There have been robberies in Kangaroo Point this way
    • make sure you lock your car and keep valuables out of sight. It only takes a second to smash a window and steal a camera.

    Dockside precinct has foot patrols from 6 PM to 6 AM every night. If you have concerns, contact Dockside Security on 0401 035310.  Another number to be saved in your mobile.

  • Parking in the basement

    See the section on bylaws.  You are responsible for the cleanliness of your own car spaces including oil stains.

    Please observe the 5 kph car park speed limit because children can run out between cars.  Care should be taken when coming down the ramp and turning into the basement, and when approaching the pedestrian walkways.

  • Plants on patios can be a nuisance

    Water running through your patio plants  can carry dissolved  fertiliser through the drain holes on the balcony and  onto the glass of the balcony below. This is not only irritating but some fertilisers can cause permanent corrosion.  Please ensure you have an adequately sized container to catch excess water.
  • Recycling

    There are containers in the refuse areas. No boxes, glass, wire builders material or clothing are to be put down the chute. It can jam the chute and clearing the blockage can be costly.
  • Resident register

    The Building Manager keeps a record of all residents contact details.  In the case of an emergency an SMS will be sent to all registered mobile numbers. Registration Forms are available from the Building Manager. This information is for your benefit and will be kept confidential. If you don’t complete the form, we won’t know how to contact you in an emergency.
  • Selling?

    You should provide your sales agency with the necessary swipe and apartment keys.  If you don’t have spares, see the Building Manager.
  • Visitor Car Park

    As the name suggests, the visitors  car park is for visitors. See the bylaw for details.

    No lot owner is permitted to park in the visitors car park at any time. Your vehicle could be towed away without notice. The bylaws allow for this to happen,  at your expense.

    Bona fide overnight visitors need to be registered with the building manager. Any extended stay must be approved by the building manager.

  • Water – How to turn it off

    The shut-off valve for the water supply is located above the manholes over one of the toilets. You should be able to find this quickly in an emergency. Your plumber should know how to isolate the water to your apartment and also to your section of the building.

    If you see water seeping through your ceiling, or you find bubbled paint high up on a wall, it may indicate a  leak in an apartment above. Call the Building Manager immediately.
