The building Manager is responsible for managing the common property on behalf of the Body Corporate, including the observation of the by-laws by residents and others, supervise contractors selected to carry out the various maintenance services and oversee cleaning, landscaping and servicing of the mechanical equipment. The building manager can also help you if you have locked yourself out. (Fees apply for out of hours callout).

On-Site office hours – 8am – 3pm, Monday to Friday.

The Body Corporate Committee are a volunteer group of 7 lot owners elected annually by the owners of the Lots in the building. The committee consists of a Chairperson, Secretary, Treasurer and 4 Ordinary Committee members. Committee members are responsible for overseeing the day to day operation of the building and making decisions related to preserving our buildings structure and facilities on behalf of all lot owners, ensuring the most beneficial long-term outcomes for owners of the community scheme.

Whilst the building manager and committee are responsible for the day-to-day running of the strata scheme, the Body Corporate Manager works closely with them to preserve our building facilities, manage its finances and ensure the Committee operates to represent the Lot Owners interest. Duties of the body corporate management include sending notices of meetings, collection of levies, electricity accounts/billing, paying accounts and monitoring expenditure against budgets, arranging insurance and attending to claims, among other things.

DOCKSIDE SECURITY

There is a foot patrol security officer on site throughout the Dockside precinct from 6pm to 6am, 7 days a week. To contact precinct security phone 0401 035 310. Should you have any concerns regarding security or notice anything untoward, do not hesitate to contact precinct security.
